Umnya runs retreats across the Sahara, the Atlas and the Atlantic coast. UMNYA Collection is the ownership side of the same house: eco-built, atypical hospitality assets in Morocco, designed, constructed and operated by our own team. Desert camps, lodges, a medina riad.
Each project lives in its own company, and investors take shares in the specific project they choose, never in a blended vehicle. Morocco first, where tourism sets records year after year.
Every address in the Collection is positioned as a bespoke experience, not a room to book: private groups, commissioned retreats, whole-property stays. That is what carries the rate, and it is already what we do.
Morocco is not hoping for growth, it is financing it. The 2030 World Cup, co-hosted with Spain and Portugal, is being used as an accelerator for a tourism capacity plan already under way.
Read the two figures together. Supply is set to grow by roughly a fifth; the visitor target implies demand growing by nearly a third. That spread, demand outpacing rooms, is the whole reason to build now rather than in 2029.

One camp we already run, and five we intend to build, 155 keys in total. Each opens on its own merits and in its own order. Agafay first, then the riad.
Two further sites, the High Atlas and Oualidia, were studied and deliberately left out of the plan: collective forest land in one case, stacked environmental designations in the other. They carry no budget.
Our camp in the erg was designed, financed and built by our own team, and it operates today. It has its own helipad: the erg is reachable by air, where the piste takes several hours by 4x4. It hosts the Umnya retreats sold in eight languages, and it set the standard the Collection extends: low-impact construction, small capacity, a high level of care.
It appears here for one reason, so you can judge the operator on something that already stands and runs, rather than on a rendering. It is a build-and-operate proof point, not a profit centre: its cost structure is oversized for eight tents, and its monthly accounts are open in the data room.
Agafay desert · 30 minutes from Marrakech
An eco-designed desert camp on the stone plateau of Agafay, at the gates of Marrakech: a season that runs all year, an international airport 25 minutes away, and a city whose visitor numbers keep breaking records.
The land is held under a lease signed with the Ministry, automatically renewable, which expressly authorises twenty rooms, a restaurant, a pool, a spa and activities. The zone itself is closed: no new authorisation is being granted in Agafay. Because the ground is not titled, we build light on purpose, twenty demountable tented keys, opened in two phases of ten, with no permanent structure. The founder has already funded the well, the solar installation and the earthworks.
Marrakech medina · 20 keys
Adjoining riads acquired and joined into a single house of twenty keys. Under Moroccan law a maison d'hôtes is capped at ten keys without a luxury category, while the riad and kasbah categories reach thirty and carry the high end, so twenty keys sits in the right wrapper.
It is the urban door of the Collection and the answer to seasonality: year-round demand, the highest occupancy floor of the portfolio, and the asset that is easiest to finance and to resell. The shortlist is in progress; the budget stays open until offers are documented.

The Collection is financed by a limited circle of private investors. Figures, terms and projections are never published on a page, they are discussed.
He designed, financed and built the Umnya camp in Erg Chigaga, eight tented suites in the deep Sahara, and has run it since. Not a developer who commissions an operator: the same field team that raises the tents runs the season, and it is that team that will carry Agafay.
